How big is Red Wolf Run?

Red Wolf Run is approximately 250 acres. With only 70 Home-sites ranging from 1+ to 5+ acres, privacy is paramount.

What is the Altitude and can you really see for 70 miles?

The altitude of Red Wolf Run ranges from 2600 ft to 3985 ft and yes, you really can see 70 miles...especially from the ridges looking west. Views of the Smoky Mountains in Tennessee are very evident. Geographically speaking, Red Wolf Run is the first mountain in the Asheville Basin providing spectacular views in several directions. Another attribute to the geography is the ease of ride from Asheville, just 24 miles, of which 22 are highway...And being the first mountain in the Asheville basin, there are no mountains to go over or tricky switchbacks to traverse.

How steep are the roads? And what about the quality?

This is a very important question when you are looking at NC mountain property. Building roads in the mountains is serious business. The main elements are surveying, engineering and construction. You want to be able to safely access your property, while knowing that the roads are built to withstand the rigors of mountain weather. Road construction starts with the basic premise that a stable foundation is vital. Having said that, the soil conditions are the foundation. Those conditions vary considerably, especially as altitude changes. That is why the roads at Red Wolf Run are engineered to exacting standards, brought forth by one of Western North Carolina's premier engineering firms, Day Associates. The folks at Day work very closely with our resident engineer and partner, Richard Rabenau, in order to bring you safe, comfortable and stable roads. Each and every tree stump has been removed rather than buried . While it is easier and much less costly to bury the stumps, considerable damage will be caused by the decaying wood. The slope of the roads will not exceed 18%. All roads will be topped with Chip N Tar, (Asphalt Bituminous Surface) a surface which provides wonderful traction, and easy cost effective repair. Additionally, this surface provides the least environmental impact while maintaining that "southern country road" appearance.

How steep is the property?

Red Wolf Run, like most of the mountains in Western North Carolina, has varied degrees of slope, and yes, they are steep in some places. All mountains have steep unbuildable areas; at Red Wolf Run those areas are not included in the building envelope. You can be assured that at Red Wolf Run, the main consideration when choosing home-site locations is the ease of building. This was completed by walking the property rather than dicing up the property to obtain the largest net return. That process is often based solely on aerial photography, and is often referred to as "Slice and Dice". It is NOT employed at Red Wolf Run.

The mountain has varied characteristics including: several branches and streams, old growth hardwood forests, and gentle rolling hills with open and wooded areas. There are walking trails of varying levels of difficulty. Of course there are also spectacular cliffs, mountaintop peaks and sweeping views.

What about engineering on my site? Water and waste?

Each site includes underground utilities: phone, electric and broadband (high-speed Internet), and each site is guaranteed to perk. Our Septic and Well assurance provides a guarantee of both potable water and waste disposal. Don't forget to ask your representative to explain this program. In addition, our expert engineer will assist you in site planning and offer you some selection of qualified builders.

This brings us to another important element, tree removal and site grading... given our penchant for the environment, we want to remove as few trees as possible. In fact, our protective covenants prohibit the removal of any tree that is greater than 8 inches in girth, except for those inside the building envelope. However, We are very mindful of your desire to take in the views. Therefore, we will work with you toward plan that will enable you to create a view window from your home-site.

What kind of flora and fauna inhabit the mountain?

The list is long. ..Western North Carolina is known for it diverse plant life. In addition, there are many old hardwood trees on the property, including several varieties of Oak, Maple, Black Cherry, Beech, and Black Walnut. The meadow entrance is ringed by a magnificent Poplar forest boasting trees that soar to 100 ft.. These trees are especially beautiful in the fall when their foliage turns a bright orange in contrast to the silvery bark.

White-Tail Deer, many birds including several species of Hawks, woodpeckers and turkey inhabit the mountain. Fox, Rabbit, Squirrels, Raccoons, and Possum even an occasional black bear and the list goes on.

Does it snow on the mountain?

Red Wolf Run, enjoys an ideal climate of four nearly equal seasons. The elevation range of 2600 ft. to 3900 ft. provides enough elevation for mild summers and wonderful spring and fall seasons. The winter season is cool with occasional snow that lingers a bit longer than at nearby Asheville.

Rainfall is evenly distributed through the year, with at least three but not more than five inches monthly. Snow can fall as early as late November, but is generally confined to the months of December through March. Annual snowfall at Red Wolf Run is slightly more than the 18 inches at Asheville. A 4 wheel drive vehicle is suggested for winter months.

Fall and spring are ideal months with comfortable temperatures and extended periods of blue skies. The peak leaf color normally occurs during late October and is often accompanied by bright blue skies, pleasant temperatures and great visibility.

Is there green space within Red Wolf Run?

Yes, there are lots of common areas. Hiking trails, the Greystone Family Pavilion, several ponds , a sunset-viewing swing, and the "Settlers Cottage gatehouse which sits in the entrance meadow amid a fruit orchard, ponds and a waterfall. The Settlers Gatehouse accommodates the mail kiosk and of course this building is "internet hot" .

How much is the annual POA dues at Red Wolf Run?

Red Wolf Run is a private community with some maintenance expenses [roads, and the common areas...etc]. Your annual dues will be $1500.00..Dues are set by a committee of the POA made up of home owners and the management at Red Wolf Run.

Is it hard to get permits to build a house?

No. It is easy and fast. Plus you will find an ample supply of quality contractors to help with your projects. Red Wolf Run has a list of qualified "Featured Builders" to help you build your dream home, should you choose to use them.

Are there covenants & restrictions on building a home?

Yes. We do have Architectural guidelines which outline the home building process. However, these guidelines deal more with material use than actual style. The guidelines are employed for the protection of the value of everyone's property and to maintain the overall look of Red Wolf Run. We believe you will find the guidelines easy to follow and very sensible. You are free to build the style home you want as long as it is befitting the mountain landscape. Is there a time limit on how fast we have to build?

No. You can take all the time you want to start building your home. But once you start building we ask that you complete within 15 months. Of course, weather is an acceptable continuance.

What is there to do in the area?

Asheville is often referred to as the jewel of the South. Named for Samuel Ashe, who was the governor of North Carolina in the 1790's. Asheville regional airport is 12 miles south of downtown Asheville, and Red Wolf Run is 24 miles north of downtown, this makes the airport 36 miles away.. 34 of the 36 miles are 4 lane highways.

How far to the nearest town ?

Mars Hill, with a population of approximately 2000, is 6 miles from the entrance gate of Red Wolf Run. Mars Hill is most famous for its small liberal arts college, Mars Hill College, which was founded in 1856. Ingles supermarket, CVS drugs, 7x24 gas, U.S.Post Office, Mars Hill Fire Department, Library, Police Department, Madison County Primary Health Care facility, Community Swimming pool and banking are some of the town's services .
